Colorado Under-drain

In Colorado Springs, we use a different method for the house drain than most cities. Instead of using a perimeter drain tied into a sump pit, we instead use what's called an underdrain which eliminates the sump.

The underdrain goes around the outer perimeter of the home to keep water away from the foundation. This is done because most of Colorado has high amounts of clay in the soil, which swells when exposed to water. This swelling near the foundation can cause buckling and in extreme cases, foundation wall failure. The drain prevents this by keeping water away from the foundation.

The difference between a sump pit and the underdrain is that in the sump pit, water is collected and then discharged using a pump. This works fine unless power to the pump is interrpted, or the pump fails. In those cases, the pit continues to fill and can overflow into the basement or crawl space. The underdrain mitigates this by getting rid of the sump pit, and tying directly into the city storm drain. This eliminates the risk of pump failure, and continuously removes water from the soil directly into the storm sewer.
