Must have a basement
I am a site manager for the fourth largest home builder in Colorado Springs. I am building on the North side, which is the newer area, and tends to have higher priced homes. One of the major issues I deal with internally in the company is whether to build homes with basements, or without (called a monolithic slab, or slab on grade.) The benefit to a slab home is that the construction cost is lower, and therefor the price is lower. However, with the lower price, also comes a home with no basement. Now this doesn't bother some buyers, many coming from California have never seen a basement, so this wouldn't bother them. However, we have lost more than one sale specifically because the model did not have a basement. I have argued this point with the owner of the company, and he believes the lower price will attract more buyers. I counter that by saying "well I could sell you a car for cheaper, but it won't have an engine". In my opinion, a basement adds way more value to your home than the amount you save on the price. For one thing, even an unfinished basement provides storage space so you don't clutter up the garage. And if you decide to finish the basement, it will definately increase your home's value by adding square footage as well as bedrooms and baths. It is very frustrating dealing with this. I build both types of homes on my site, and you can clearly see the difference. All of our basement homes sell first, and the slab homes only sell when there is no available basement inventory. I just wish the owner would listen and stop giving me slab orders to build. |
